Residential communities in the northern section of Melbourne, FL include Windover Farms, Palm Shores, Live Oak, Pineda Crossing, Pebble Creek, Sherwood Forest, Wickham Forest, Greystone Phase II, Parkway Meadows, Croton Woods and Lake Washington Oaks. You'll find a good selection of single family homes throughout these areas. One of the things to take into consideration when buying a single family home is whether you want to live in a community that has a homeowners association (HOA) as these subdivisions/developments have rules and regulations you are expected to abide by as a resident. Condominium buildings have condo associations, most of which are managed by a property management company (a few are self-managed). Maintenance fees are paid either on a monthly or quarterly basis. Townhome-style properties usually have a condo association, though some have homeowners associations instead (usually less restrictive). There are both pros and cons to living in a deed restricted community. Ask your Realtor, friends, family or attorney for advice if you are undecided. Melbourne, FL, neighborhoods near or on the Intracoastal Waterway (ICW) include Honeybrook Plantation, Eastwood Park, Grandview Shores, Wickham Oaks and Rivermount, all of which are just off Harbor City Blvd./Route 1 and north of the Eau Gallie Causeway (Rt. 518). If your preference is to find a home near or on the Intracoastal that's south of the causeway, then consider the neighborhood of Loveridge which is by the Eau Gallie River and Elbow Creek and features Ballard Park which has tennis courts, basketball, covered picnic areas and a community boat ramp. Other communities in the area include Almar, Indian River Bluff, Tradewinds Shores and Morningside. A bit further south, near the Melbourne Causeway and still along the Intracoastal / Indian River Lagoon are the neighborhoods of Woodland, Johnson & Rodes as well as Riverview and Riverview Estates, which are by Crane Creek and Front Street Park (which also has community boat ramps). South of Melbourne International Airport and just a bit inland from the Intracoastal Waterway (ICW) are the Melbourne home communities such as Magnolia Manors, Magnolia Heights, Country Club Estates (adjacent to the Melbourne Golf Course), Golf Park, University Park (next to the Florida Institute of Technology campus), Southgate, Briarwood Park, Sunset Homes (by Lipscomb Park), Lakeside, Crown Heights, Sunset Park, Feather Lakes (next to the Southwest Recreation Complex), Bayberry Estates, Whisperwood, Coventry and South Oaks. West Melbourne may be a bit
further from the Intracoastal Waterway and the beaches, but consider that
you can find homes in neighborhoods that make for an easier commute should need quick
access to I-95. Among the subdivisions with easy access to I-95 are
Greenwood Village, Sheridan Woods, Ashley Manor, Hunters Creek, and
Greenwood Manor. Other real estate communities in West Melbourne include Laila
Park, Melbourne Estates, Woodhaven and Windover of West Melbourne as well
as Hollywood Estates, Clements Woods and Highland Estates. Additional
neighborhoods in unincorporated Melbourne that are close to I-95/S.R. 9
include Lamplighter Village, Forest Glen, Minton's Corner, Burton Manor,
June Park, Brandywine and Carriage Gate. The City of Palm Bay, Florida has experienced amazing growth in recent years with much new home construction and the reselling/purchasing of many vacant lots, especially west of I-95. In this area, most lot sizes are approximately a quarter acre with some half-acre lots interspersed among them, often located in the middle part of the block. In the eastern end of Palm Bay, FL you'll find single family home neighborhoods with names such as Cathedral Oaks (near the Port Malabar Country Club & Golf Course), as well as Sleepy Hollow, Vista Oaks and Davis. Palm Bay communities with access to or along the Intracoastal Waterway include The Shire, Tillman and Palm Bay Estates just off Rt. 1/Dixie Highway. At Cape Malabar, located in the southeastern corner of Palm Bay on the ICW and just off the Indian River Lagoon Scenic Highway/Route 1 are a few condo buildings including the Rhum Cove Condominiums which overlook the Intracoastal and its private Rhum Cove Marina. If you're searching for property with more of a "country" feel and in a less crowded area of southern Brevard County, consider Malabar, FL where there is much undeveloped land and most homes offer a good amount of privacy due to larger lots and plenty of trees between you and your neighbors. Located southeast of Palm Bay and with only Malabar Road as a major east-west roadway, Malabar features the neighborhoods of Brook Hollow (which is just around the corner from the Turkey Creek Sanctuary), along with Country Cove, JJ Pollarks, Oakhurst. Take some time to enjoy Route 1, also known as Indian River Lagoon Scenic Highway. If you veer off onto Rocky Point Road in Malabar, you'll pass by about a half-dozen waterfront homes, most with docks that stretch out into the Intracoastal Waterway. In July 2006 the previously unincorporated communities of Grant and Valkaria (located immediately south of Malabar, Florida) joined together to become the town of Grant-Valkaria. This is a rural area where the population is low and the lot sizes of houses are large (1+ acres). Generations of families in Grant have enjoyed a fishing village lifestyle and have been holding the popular "Grant Seafood Fest" (a seafood festival held annually in late February/early March since 1966). Additionally, since 2002, Grant has also hosted the "Grant BBQ Fest" in September at the Grant Community Club. The Brevard County owned Habitat Golf Course is located adjacent to the Valkaria Airport which is only for small general aviation aircraft. Near the airport you'll find the residential neighborhoods of Tadlock, Valkaria Heights, Pomello Range and Bear Creek. Just off Grant Rd. you'll find the home communities of Lake Ridge, Cypress Creek and Jorgensen. |

About Southern Brevard County Employment-wise, you'll find defense and technology companies so the area has a considerable population of high-tech workers. Corporations with operations in Melbourne include General Electric Transportation Systems, Harris Corporation (headquarters), Liberty Aerospace, Northrop Grumman and Rockwell Collins. Melbourne is also home to the Florida Institute of Technology. Area residents seeking higher education can also attend Brevard Community College.
